Each session in the Xenlito programme is designed with a specific focus area. Together they provide a complete foundation for understanding and engaging with your housing cooperative's finances.

The Financial Architecture of a Cooperative

The first session establishes the legal and financial foundation. Before you can read a financial report, you need to understand what kind of entity produced it and what rules it operates under.

What you will cover

  • The legal definition and obligations of a housing cooperative under Croatian law
  • How member contributions are categorized and what each category means

Session outcome

Decoding the Annual Financial Statement

The second session focuses on the document most cooperative members receive but rarely understand: the annual financial statement. Using standardized examples from Croatian cooperative formats, we walk through every section line by line.

The General Assembly: Preparation and Participation

The third session brings together everything from sessions one and two and applies it to the general assembly — the primary formal setting where cooperative members can exercise their rights and ask questions of management.

  • Your legal rights as a member at the general assembly
  • How to review the agenda in advance and identify key items
  • Formulating specific, answerable questions about financial matters
  • How to request documents and information from the cooperative
  • Recording and documenting the proceedings for your own reference

Session outcome

After this session you will be prepared to attend your cooperative's general assembly with specific questions, knowledge of your rights, and a clear framework for evaluating the answers you receive.

No. The sessions are designed specifically for members without any prior financial knowledge. All terminology is explained from the ground up using plain language.
Yes. Each session covers a distinct topic and can be attended independently. However, attending all three provides the most complete understanding, as each session builds on the previous one.
No. Xenlito is entirely independent and has no relationship — financial, organizational, or promotional — with any housing cooperative in Croatia. The programme is designed to serve members regardless of which cooperative they belong to.
No. The programme provides educational tools and knowledge — it does not evaluate, rate, or make any assessments of specific cooperatives. The goal is to give you the knowledge to form your own informed view based on your cooperative's actual documents.
You are welcome to bring your own cooperative's annual report or other documents for personal reference. Sessions use standardized example formats, but having your own documents available can make the learning more directly applicable to your situation.
